Planning Board

 

Description of Services

The Planning Board is responsible for administration of Subdivision Regulations in accordance with the state subdivision control law, review of residential special permit applications, site plan review, and making decisions and recommendations required by the zoning by-law and the state zoning act in regard to zoning amendments and rezoning petitions. The Planning Board also assists other town departments and committees.

Number of Members and Terms:

       Five Members, elected for five year terms each, arranged so that the terms of one member expires each year.

       Members can be re-elected.   Vacancies are filled by the Board, with Board Of Selectmen approval.

The Planning Board meets at 7:00 p.m. on the 1st and 3rd Mondays of every month.  Meetings are usually held in the Selectmen's Chambers, upstairs in Memorial Hall.  All meetings are posted and open to the public.  Hearings on the agenda are by appointment only.

PLANNING BOARD FILING FEES as of November 2006

    Approval Not Required (ANR) Plans:

$75 - Application Fee

$75 - per Lot

$75 - per Parcel

$75 per Parcel to be conveyed (conveyance fee) to an abutting property

$75 per Parcel to be received (recipient fee) by an abutting property

    Preliminary Plan:

$ 700 - Application Fee

$ 1,500 - Consulting Fee, made payable to the Town of Townsend for “53G” account deposit

    Definitive Plan:

$ 1,500 - Application Fee

$ 5,000 - Consulting Fee, made payable to the Town of Townsend for “53G” account deposit

    Open Space Preservation Development (OSPD) Special Permit or

    Open Space Multifamily Development (OSMD) Special Permit

$ 1,000 - Application Fee

$ 600 - Application Fee if filed simultaneously with a Definitive Subdivision application

    Site Plan Review for Site Plan Review:

$ 300 – Application Fee for Existing Construction

$ 1,000 – Application Fee for New Construction

$ 500 – Application for Cell Tower – New Construction

$ 300 – Application for Renewal of Special Permit

$ 2,000 – Adult Use Site Plan

                Consultant Fees payable upon request for “53G” account deposit

    Scenic Roads Act – Application for Removal of Trees:

          $ 150 – Application Fee for Tree Hearing
